Extensive amateur wiring mounted to a wood board — open junction boxes, unsecured conductors, and non-compliant connections throughout. A significant fire and safety hazard requiring a licensed electrician.

Advanced masonry spalling and concrete cap failure exposing rotted structural wood below — found by physically walking the roof. This level of deterioration is only visible up close and is open to weather infiltration.
